Sorry but I just need someone to talk to. I'm 36 weeks pregnant and it just seems like nothing is going right. My boyfriend and I are looking for a house to rent because we have to move out of my parents house before the baby comes. My parents are wonderful and have been so supportive of everything. Well when we went to look at houses yesterday we found out that no one can rent to us because his ex messed up his credit. Back in 09 when they broke up he had let her stay in their apartment and he went and found another place. He payed the rent and utilities and told her she needed to b out by a certain day. Well apparently she stayed longer and they charged him another months rent but never tried to contact him and let him know. Now he has this on his credit so we can't get a place. I have good credit but don't make enough for the price range we are looking in so idk what to do. I'm just so fed up. Even after all this time she is still messing up his life. And now it's messing up ours as a family. But what I really don't understand is he got approved to buy a new car but we can't be approved to rent a new house. Sorry it's long but I just needed to vent. Because idk what we are going to do.

I've worked in apartment management and now we own a couple rental properties that I manage. I would second the suggestion to look on Craigslist and rent from a private owner. We have one home that is managed by a company and I manage the other 3. Our managed home has very strict credit requirements bc it's in another state and I'm not there to supervise! However of the 4 tenants we've had in our 3 GA properties in the last 3 years, not ONE has passed a fairly lenient credit check. I have listened to their stories, weighed all the factors (credit issues, income, rental history, back story and verification, etc) and ultimately gone with my gut. Wouldn't you know, we've not had a single problem with any of them! And it makes me feel good to know that we are providing homes to three families that otherwise may have had a problem finding safe and affordable housing. Not every private landlord is going to feel this way, obviously, as a rental home is an investment and it's scary to entrust it to someone who all you know about them is the negative that showed up on their credit report! But I bet if you look hard you can find someone. Having the letter showing the balance is settled is a great step. When I was in apartments I know that having a housing balance owed was an automatic fail, but we could reverse the decision and approve if they paid it off (and there weren't other adverse factors on their credit report). Was it just a reported balance or does it show as an eviction? An eviction is going to be much harder to work around.
